A substantial Victorian property in Ealing with original floorboards underneath old vinyl. The vinyl had been down for many years and had compressed the wood. Once removed, the floorboards showed age – cupping, minor gaps, and an uneven surface. The client preferred engineered flooring for stability and ease of maintenance.
We lifted the vinyl and removed old adhesive. The boards were structurally sound but required addressing movement near a chimney breast. We secured loose nails and added support where needed. The subfloor was levelled using compound before installation of engineered boards began.
The new engineered floor provides contemporary finish whilst respecting period character. Oak boards have a natural finish showing the grain clearly. In Ealing properties, engineered flooring avoids problems that solid wood can develop – particularly cupping and movement due to humidity changes.
Yes, engineered boards are ideal because the plywood core is stable and won't be affected by heat. Solid wood can be problematic with underfloor heating as heat can cause warping.
Depends on veneer thickness. Premium boards (3-4mm veneer) can typically be sanded and refinished once or twice. Budget boards (1-2mm veneer) usually cannot be refinished.
Keep spills wiped up immediately. Sweep regularly. Use microfibre mop with specialist wood cleaner monthly. Avoid wet shoes and heavy furniture dragging. Used sensibly, engineered floors last 20-30 years.
