This Victorian terraced property in Chiswick had original pine floorboards throughout the ground floor, but they were worn and uneven. The client wanted modern engineered wood flooring that would offer stability whilst maintaining period character. The existing floor needed complete clearance and subfloor preparation.
We removed the existing flooring and inspected the subfloor. The timber joists were sound but uneven in one section, requiring self-levelling compound. We installed premium engineered oak boards in a staggered pattern using adhesive and mechanical fixings. Threshold strips and door trims were fitted to complete the installation.
The floor now provides a stable, attractive surface complementing the Victorian architecture. Engineered flooring handles moisture fluctuations better than solid wood, which matters in older London homes. The client is delighted with the transformation – what was tired is now a focal point of the room.
Fitting typically ranges from £35 to £50 per square metre depending on subfloor condition. A standard ground floor (40-50 sqm) with straightforward preparation comes in around £1,800–£2,500.
Engineered boards have a real hardwood veneer bonded to a plywood core, making them more stable. Solid wood is pure timber throughout. For Victorian properties, engineered often works better due to the thinner veneer being less prone to warping.
A typical ground floor takes four to five working days including preparation, acclimatising boards, laying, and fitting trims. We work as a two-person team and keep disruption to a minimum.
